Masonmill is a very unique development and venue in the Perth Hills. It is a blend of the old and the
new that works seamlessly together. The development has been designed and built with families in
mind as well as providing full access to persons with disabilities or for persons who use mobility aids.

The Complex was purchased by The CAM Management Group in October 2014 for $3.2m and since
then an additional $10m has been spent on upgrading services and developing the property.

The design for the venue was inspired by visiting many such venues in Europe and choosing what
would work best in the Australian climate. The use of the rose stock that was once prevalent on the
property ensures that past customers can still come and enjoy the beautiful gardens, they once visited
the property for.

The restaurant is modern and fully air conditioned which makes it functional and comfortable all year
around. The various seating areas adapt to the changing weather conditions making it a pleasurable
place to sit, relax and enjoy your coffee or lunch.

Masonmill Gardens has now been on two high profile travel shows in Western Australia highlighting
the property as a must visit destination.

The Masonmill complex has not yet reached its full potential. The current owner's CAM Management
Group have done a considerable amount but further development is required to finalise the project

After running the venue for almost five years and allowing for the changes in the Australian economy
it has been ascertained that the venue is primarily a weekend and function venue as this is when the
most traffic comes through and when the most alcohol is consumed in the beer garden etc.

The complex now requires the addition of another major cost centre to ease the financial pressure on
the restaurant. An example of the type of additional businesses that could be run from the complex
are as follows but not limited to:

* 240-seater function and conference centre with 10 luxury hotel style rooms
* Short stay accommodation 20-30 chalets - Glamping Luxury Tents
* Micro-Brewery
* Day Spa
* Wellness Centre

The area next to the restaurant has been cleared for any one of these developments and the
infrastructure such as power, water and sewage have been installed.

The inclusion of a 240-seater function centre as well as accommodation would see Masonmill Gardens
become the premier destination for special events in Western Australia.

Enjoy the videos:

https://www.youtube.com/watch?v=geaH16n90Ek
https://www.youtube.com/watch?v=niCulQDwBQ0
https://www.youtube.com/watch?v=1u8-_EumKDE

Contact Meryl Carter for a comprehensive Information Memorandum.
