“Salisbury Downs” is a highly productive small block that has been used for cattle stud purposes, an Artificial Insemination & Embryo Transfer Facility, and has been subdivided into 12 paddocks, with a lane-way through centre of property to assist the ease of movement of stock. All fences are 4 barbed wire, with the internal fences all new with steel posts & steel strainers & end assemblies, & only 8 years old. Most of the property is currently being farmed for grazing & hay production with approx. 10ha of grass country. Total 242 acres.
Water is sourced from a very good quality bore (approx. 20m deep), which has a 9Meg Water Licence and is currently being pumped @ approx. 3,400 lt/hr by a Honda firefighter with a jet pump (There is a solar-pump ready to be installed once the season changes). There is potential for this bore to be developed for irrigation. Water is pumped to 2 x 22,000 lt storage tanks and then reticulated via a poly pipe line throughout the property with each paddock watered by a cement trough with steel panels. This water system also supplies the yards & house. There are 4 dams (one with a quantity of water & 3 seasonal dams that are currently dry.)
The all steel cattle yards (approx. 7 yrs old) are a feature of the property with the capacity to work 200-250hd & consist of 11 yards & loading ramp. The cattle yards have a circular forcing pen & race with a cattle crush/head bail & a 5-way draft after the bail – all under cover on cement. The race is adjustable depending on the size of the stock being worked. Each yard has access to water via cement troughs reticulated from the 2 main tanks. There is a further 22000lt storage tank near yards and house & can be used if required. This tank can be filled via the reticulation system or pumped directly from the bore via a secondary poly pipe-line.
The house has recently been renovated with one main bedroom, 2 sleep outs & an office/sleep-out. There is a further sleep-out, one new bathroom and toilet. spacious living and dining . adjoining is a double-car carport plus bedroom and storage room.(recently renovated), a near new, fully-contained donga with bedroom/shower/toilet/ kitchenette/dining area & veranda, plus a brand-new outside toilet.
There a two main sheds, one approx. 60ft x 40ft used for hay & another approx. 80ft x 40ft used mainly for machinery plus 3 Phase power connected. There is an old piggery not being used except for storage.
Water & power are laid to a planned horse stable site with an area for an equestrian arena.
