The site is described as Lot 15 RP604403 & Lot 6 RP604403 at 1 Percy Ford St., Cooee Bay.
It is relatively flat & has a main road frontage of approx. 66.7m to Gregory St & secondary road frontages of approx. 24.7m to both Percy Ford St & Melaleuca St. It is in a desirable residential area opposite a large open park & recreation area & is close to the beach in a semi-commercial area containing a coffee shop, restaurant, & convenience store.
The site is zoned Medium Density Residential, but Council has recognized the higher density residential potential of the site by allowing for buildings up to 4 storeys and 15m in height.
A sewer line runs through the site & this will need to be relocated. The 2 street frontages do not have kerb & guttering & Council will probably require that this, together with shoulder seal & footpath paving be done as part of any approval. There is also an open stormwater drain along the Gregory St frontage & it is unsure what Council may require rectifying this problem.
The current Planning Scheme appears relatively vague as to density requirements, unlike earlier Planning Schemes, making it much more difficult to determine what may be approved. The current Planning Scheme states “development is compatible with an urban form that is characterised by a medium ‘net’ dwelling density in excess of fifty dwellings per hectare”
