Again, bay views from the large windows make kitchen chores a pleasure. <br/>-A large dining area adjoins the kitchen, and you can bring the bay right inside by opening the large 3.6m folding doors to the deck. <br/>-The lounge is a small cosy area on the other side of the kitchen, but the dining area and lounge area could be swapped quite easily for those so inclined. A large split system air conditioner can cool this area of the lower floor if needed but it is rarely needed. <br/>-The games room is for those who love to entertain, or just have fun. The owner has indicated that they are prepared to negotiate on leaving the room “as is” if the buyer desires. This huge room of almost 36 sm features a stunning 8 x 4 New Guinea Rosewood / slate Pool table with lights, a pin ball machine, day bed/ lounge, bar with imported high quality stools, and a matching sideboard. It is supported not by the lower floor, but by clever engineering and an abundance of massive steel posts and beams. The cottage was completely re-modelled, but retains the hardwood frame, trusses and mixed species hardwood floors. It now serves as a beautiful retreat.<br/>-The retreat features a master bedroom, bathroom, separate toilet, small laundry, private deck, and large walk-in robe as well as a mini-kitchen/ study/ nursery complete with a double sink. The top floor could also be converted to be used as a dual living arrangement if desired.<br/>-The Master Bedroom. This huge double room encompasses an area of approx. 25sm. Whether it be laying in bed with the bi-fold doors open, or relaxing in the couples spa, you will enjoy sea breezes and spectacular views overlooking Moreton Bay to North Stradbroke Island. A large split system air conditioner is available for those rare nights when the sea breezes are absent. Granted, it isn't an easy or short walk down the winding pathway through the gardens to the firepit, but it's worth the effort. A large purpose built firepit featuring local tallow hardwood deck, local gum slab table, and a beautiful shed with overhanging roof make for a spectacular way to relax and unwind as you gaze into the fire. It comes complete with solar powered lights which have inbuilt BT speakers for your music listening pleasure. <br/>-The firepit shed has a large storage capacity and sink so you don't need to lug plates, cups and glasses up and down the hill. Almost totally surrounded by trees and the water, this is a very special spot, especially at high tide. Cook a steak over the fire with the supplied grill, and you complete the perfect evening.<br/> <br/>-The garage is long enough to house a car, and have a small workshop at the rear. It has roller doors at each end to catch a breeze on any day, and has power from four different power-points, as well as a TV outlet. <br/>-The large underdeck area to the rear of the garage is great for storing mowers, bikes etc. It also has a roller door to the outside for two way entry.<br/>-The garden lot. 13 Boat Harbour Ave was purchased only a few years ago, and is a work in progress. The idea was to make a “buffer” to any further development in the area, and allow a place of beauty for the local wildlife. It has garden areas that have been commenced, one with overhead irrigation, but the lot is still largely untouched, except for the 80m of fence-line put in on three sides of the property. <br/>-The locals. You don't pay any extra, but this property has an abundance of wildlife around it, especially bandicoots, curlews, kookaburras, butcher birds, plovers, leathernecks, lorikeets, honeysuckers, and sea eagles. Occasionally you will even see Goannas.<br/>-Security. Not that there is much crime on Macleay Island, and never in this house or neighbourhood, BUT it never hurts to feel secure when you are away.
