A sale by set date is when buyers are given a deadline to submit written offers, to the selling agent.
It is often used with serious sellers, unique properties and sets a time period for the sale.
Buyers can submit an offer at any time prior to the advertised date but the specified deadline is the final day for offers.
All offers will be shown to the vendor, during the campaign who will then choose whether to accept one of the offers or negotiate further on an offer, or put the property back on the market, usually with a price.
If an offer is within the range that the vendor is prepared to consider, then they may accept and sell earlier, so preferable to put your best offer in first as you may only get one opportunity.
If they are prepared to accept an offer earlier and there are other offers submitted then all other registered buyers are given one last 24 hr opportunity to increase their bid, hold or withdraw.
So the property may be sold before the set date so ideally get your offer in early.
It is a bit like an auction where you present an offer based on what the property is worth to you rather than a price presented by the agent or sellers.
You can have terms such as building and pest, finance, subject to your sale etc.
Terms are also important factors that sellers consider when accepting and offer so make them as attractive and as flexible as possible. Discuss terms with the agent who can guide you as to the sellers circumstances ie settlement date.
