This unique property on the edge of the Stirling Ranges boasts stunning mountain views, and is just 10 minutes from Kendenup and 20-25 from Mount Barker WA. It is fully self-sustainable with an off-grid power system (no power bills ever!) massive rainwater tank (no water bills or rates either!) wood fires (plenty of wood on the property) and composting toilets. Orchard with apples, pears, apricots, peaches, plums, oranges, lemons, and more, and large vegetable patch split into 4 areas, under irrigation.

The property is largely bush, so is abundant in wildlife. Plenty of kangaroos to graze down the lawn, large monitors to steal the chook eggs, and a population of the endangered Carnaby cockatoo. There are 2 fenced paddocks if you want to run a few sheep and a dam to water the permaculture veggie patch and orchard. In August and September, there are wildflowers and rare orchids to be found, and a winter creek runs alongside the northern end (catch your own jilgies). All year round you have views of Mondurup Peak and the western end of the Stirling Ranges.

The 3.5-metre double-glazed tri-slider door leads from the living area to a vast deck for entertaining or simply sitting absorbing nature. The second large room (also 6x4m and air-conditioned) is split level, with the upper level currently being used as a book nook. Perfect for teens or anyone that likes a private hideaway spot. Currently shown with a double and king single bed in the lower story, but the top level could be used for the sleeping area. Views extend over the native bush from 2 windows.

There is a third bedroom upstairs, with half-walls only, which would make an ideal craft space or office area.

The composting toilet is half-way up the stairs for easy access from upstairs or down.

The spacious studio across the walkway has access from both sides, with the 2 bedrooms, bathroom, toilet, and separate verandah all feeding into the main lounge area. The bathroom has been designed as a wet room, fully tiled and with easy wheelchair access. This verandah is perfect in the afternoons, as the sun goes down.

There is a separate laundry, newly built, adjacent to the studio, which has huge linen and other storage cupboards the entire length of the room. This laundry area could be used as a second kitchen if the purchaser wanted to make the studio completely self-contained.

This place would suit a large or multi-generational family, as you are really getting virtually 2 houses in one. The studio would be ideal as either a teen retreat, granny flat or guest wing, whilst the main house is perfect for entertaining large numbers.

The school bus comes to the corner of the road, and Kendenup Primary School is a highly regarded local school. Mount Barker Community College is the local high school, and the bus service comes to the corner. 3 school buses also go from Kendenup townsite to Albany schools if you are prepared for a short drive each day.

The house has recently had a major upgrade in order to comply with the Shire and bushfire regulations, listed as BAL 12.5. The plumbing, composting toilets, and greywater system were the Shire approved in 2020. Documents available on request.

This place would make an ideal yoga retreat or healthy life detox. Plans have been Shire-approved for Airbnb if you would like to go into business and develop this side. There is potential to live in the Studio and offer a 5 bedroom house for this purpose, sleeps 12. This has been trialled and has been popular with groups wishing to climb Bluff Knoll. Accommodation is very short in the Albany region, especially for groups. Or just offer the studio on an occasional basis as a bit of extra cash flow.
