Topography, soils & climate
Gently undulating open arable land with only scattered trees within the crop area providing efficient farming operations. Mainly red loam soil types highly suitable for winter crop production. The Bureau of Meteorology has measured the long term annual average rainfall at West Wyalong at 480* millimetres with the average effective in crop rainfall (April – October) of 278* millimetres.

Production
The property has a proven production history for winter cereal and merino sheep underpinned by 70* hectares being sown to Old Man Saltbush sown in 1998 and 2000. Reticulated water is connected to the salt bush area allowing for rotational grazing. The salt bush has proven to be a valuable drought feed source providing enterprise resilience. The property has been run in conjunction with the vendor’s other holdings in the Young district. The number of sheep carried on Cleveland have varied from year to year depending on the annual area of crop and seasonal pasture growth across the vendor’s aggregation.

Water
All paddocks are securely watered by 13 dams of adequate size benefiting from large banked catchments. An electric pressure pump on one large dam supplies reticulated water to the salt bush and garden.

Accommodation
