LOCATION, LOCATION, LOCATION
Sandwiched between the new yet to be named Prosser River Reserve and the Three Thumb State Reserve lies this beautiful land in Orford. It is located along a picturesque stretch of Paradise Gorge, in Orford, Tasmania. The land overlooks the upstream end of the lower Prosser River Reservoir and the section of the river above the dam. There are views down to the mouth of the river, and beyond to Prosser Bay and Maria Island from some locations. There are choices of suitable locations for a house site STCA.

The property is about an hour's drive out of Hobart, 45 minutes to Hobart International airport and a couple of minutes to Orford and the sunny and glorious East Coast of Tasmania.

Access to the property is via a secure gate off the Tasman Highway (image 4). There are a number of established 4WD vehicle tracks through the property (image 14,15,16,17). There is also a gazetted road (un-made) at the back of the property connecting to Mary St in Orford.

PROPERTY DESCRIPTIONS
The land extends south from Prosser River for approximately over 3kms deep and 1.7km wide at the widest point, with a 2.6km frontage to the Tasman Highway. The northern boundary includes a section of absolute frontage to the Prosser River some 630 meters long. This narrow waterfront strip (some 20 - 65m wide) between the Tasman Highway and the Prosser River, includes a section that takes in the river bed itself (main picture). The dominant landform on the property is a broad central ridge rising from about 20m elevation at the Prosser River along the northern boundary, to a high point on the far south eastern corner of the property with elevation of over 280m. (Refer to image 2 in the Property Plans Gallery). This highest point of the property is dominated by Black Peppermint woodland (image 21).

The natural forest hosts a rich diversity of mammals and bird life together with an incredible array of plant species including Oyster Bay Pines and groves of Grass Trees. A comprehensive report has been commissioned to fully outline the natural characteristics and value of this property. This report can be supplied to serious potential buyers.
