'Glenburn' is a property on the move. Being operated as a cattle breeding property, the owners in their 8 year tenure have moved to bring the property back to its past productive ways. Capital works on regrowth, fencing and water is obvious on inspection. Although not all the regrowth country has been bought back into cultivation status, the majority of the hard work has been done. There is now 1,800 acres of cultivation and 410 acres of country being developed.
Located some 35km from Gilgandra, an easy 30 minute drive from Dubbo and 42km to Collie. 'Glenburn' is mixed farming and grazing country. Currently running 200 cows and calves it is equally suited to sheep, in conjunction with fodder crops. Improved pastures consist of clovers.
The sheep and cattle infrastructure are sound with the shearing shed presenting in good condition. Please note the new steel sheep Atlex yards are yet to be erected, but are included in the sale.
There has been some 18.5km of new fencing with overall standard now very good and stock proof. This new fencing has been completed by a contractor and is of a high standard.
Water is now very safe on 'Glenburn'. There has been 7 dams sank by the current owners increasing the total number of dams to 16.
There is 3 unequipped bores on the property. They have not been utilized by the current owners. The country ranges from open cultivation to new cultivation country ready to sow. There is also country still requiring further work. The creek line is timbered as are the ridges.
Much of the work on 'Glenburn' has been undertaken to improve the productive capabilities of the property. Money has been spent in the right areas making the property an ideal proposition for incoming owners.
